As many of you may know, I started my short term rental business back in September of 2022 at the age of 19. Since then I have scaled my portfolio to 29 properties, across 4 states, 100% remote!
February 10th will be my 21st birthday and I thought there was no better thing to write about then the 21 most important things I’ve learned since becoming a short term rental business owner 🎉
So, let’s talk about it ⤵️
1. Hospitality is Key
Providing amazing hospitality goes beyond offering a comfortable stay; it's about creating memorable experiences that leave a lasting impression on your guests. Hospitality starts before a guest even books. It’s the listing, the reviews, the photos then the communication, details, check in process, etc.
2. Customer Service is a Non-Negotiable
Responsive communication, addressing guest needs promptly, and going above and beyond expectations are essential elements for customer service.
3. Attention to Detail Matters
From the cleanliness of the property to the small touches that enhance the guest experience, paying attention to detail sets you apart as a host.
4. Taxes Require Diligence
Understanding tax regulations for short-term rentals is crucial. Keeping records and seeking professional advice can help navigate tax obligations effectively.
5. Building Relationships is Essential
Cultivating strong relationships with guests, neighbors, and service providers creates a sense of community and trust, benefiting both the business and personal connections.
Utilizing social media platforms to showcase properties, engage with guests, and share valuable content can increase visibility and attract new guests.
7. Coaching Enhances Performance
Investing in coaching and mentorship opportunities helps refine hosting skills, overcome challenges, and unlock growth potential.
8. Automation Streamlines Operations
Leveraging technology and automation tools for tasks like guest communication, bookings, and maintenance requests saves time and improves efficiency.
9. Flexibility is Key to Success
Adapting to changing market conditions, guest preferences, and industry trends is essential for sustained success in the dynamic short term rental space.
10. Reputation is Everything
Maintaining a stellar reputation through positive guest reviews, ethical business practices, and responsive management builds trust and credibility in the market.
11. Consistency Builds Trust
Consistently delivering high-quality experiences across all properties establishes reliability and fosters guest loyalty.
12. Continuous Learning is Vital
Staying informed about industry updates, best practices, and emerging trends through ongoing learning and professional development fuels growth.
13. Time Management is Essential
Effective time management allows for balancing responsibilities across multiple properties and ensures smooth operations.
14. Embracing Feedback Leads to Improvement
Welcoming guest feedback as an opportunity for improvement and implementing constructive suggestions enhances guest satisfaction and property performance.
15. Sustainability Matters
Incorporating eco-friendly practices, such as energy-efficient appliances and recycling initiatives, aligns with guest values and contributes to environmental sustainability.
16. Community Engagement Enhances Visibility
Engaging with the local community through partnerships, events, and charitable initiatives fosters goodwill and enhances the property's reputation.
17. Mindfulness Supports Well-being
Prioritizing self-care, mindfulness practices, and work-life balance contributes to overall well-being and sustained success as a host.
18. Diversification Mitigates Risk
Diversifying the portfolio across multiple locations and property types reduces dependency on specific markets and minimizes risk.
19. Networking Yields Opportunities
Networking with fellow hosts, industry professionals, and local businesses opens doors to collaborations, insights, and growth opportunities.
20. Transparency Builds Trust
Being transparent about property details, policies, and expectations fosters trust and avoids misunderstandings with guests.
21. Celebrating Successes is Important
Acknowledging milestones, achievements, and personal growth along the journey as an Airbnb host cultivates gratitude and motivation for future endeavors.
My journey as an Airbnb host with 29 units has been a continuous learning experience. I’ve learned about hospitality, customer service, taxes, relationship building, social media, coaching and more. Each lesson learned has contributed to my growth as an entrepreneur, shaping the success of my Airbnb business. As I continue to grow my business, I look forward to embracing new challenges, opportunities, and the lessons that lie ahead.
From 19 years old to 20, I’ve accomplished more than I could ever imagine so, cheers to 21 & I cannot wait to see what are in the cards for this next year of growth!
Thank you to everyone who supports me, my business, social media, my students who have helped me just as much as I’ve helped them!
Thank you X a million 🫶🏼
