As an Airbnb host, I'm always looking for ways to boost my earnings and provide an amazing experience for my guests. I started to think about ways that hotels may ābeat Airbnbā one of the things that came to mind was the services they offer on top of the stay. Such as; early check in, late check out, garage parking, pet friendly, etc. I knew in order to compete with hotels, and be better than hotels, I needed to match and or out perform their services.
Since adding these services Iām about to share with you, Iāve made an extra $5k/month š¤Æ here they areā¦
Pet Fee - $25/Day Per Pet š¶
Many guests travel with their fur babies, but not all properties are pet-friendly. By charging a reasonable fee of $25/day per pet, I tapped into a niche market of pet owners who were willing to pay extra to travel with their fur baby & have a comfortable stay. Surrounding airbnbs who are not pet friendly, are loosing clients and they are coming to me instead. Free money!
2. Garage Parking - $15/Day š
In downtown areas where parking can be a headache, offering garage parking (attached to the complex) for $15/day was HUGE! Imagine arriving late, having to search for parking, then having to lug all your luggage a 10-15 minute walk to the unitā¦ nightmare! Guests valued the convenience and the security of a dedicated parking spot, making my listing more appealing compared to others in the area.
If someone books for a month long stay (happens frequently) and wants garage parking thats an extra $465ā¦ now multiple that by 18 units (thatās a lot of money)
3. Early and Late Checkout - $35 āļø
Flexibility is a key selling point for many travelers. By offering early check-in and late checkout options for $35, I catered to guests who needed flexibility with their travel schedules. Early flight & landing at noon? No worries just pay $35 and the unit will be cleaned and ready for you by then! Or you have a meeting for work at noon and wont be done till 1PM? No worries pay $35 and you can stay till 1PM
The beauty of this fee is that it is 100% profit. Where as the other 2 fees I still have overhead of the pet fee and the parking fee I pay to the apartment building. But with this my cleaners donāt charge me anymore for early or late checkout.

The Psychology Behind Small Fees
The beauty of this strategy lies in its simplicity. Instead of waiting for guests to inquire about additional services, I presented them upfront during the booking process. When guests saw these services as options, they were way more inclined to book one of them because they knew right upfront:

How much each service cost
A lot of the time people donāt even realize they want these services so if you put it in front of them itāll get them thinking, āHmmm, I do land pretty early maybe early checkin is worth it!ā
Automated Messaging
As soon as a guest books I send an automation message covering all of my additional services, this gives them time to think if they would like to add them or not. Hereās the exact automated message I send:
āHello X, we wanted to see if you will be needing early/late check out or garage parking. We offer a few different parking options.
ā Early Check-in: $35 fee check-in at 2PM
ā Late Check-out: $35 fee check-out at 12PM
ššØ Parking Options:
On-site garage parking: $15/day
Free street parking (very hard to find if downtown is busy)
Please let us know if you need early/late checkout or garage parking and we will arrange that for you.

It's the little things that can make a big difference. The key is to put these options in their face during the booking process, making them feel like they're getting more for their money.
