A killer listing will make your property stand out in a sea of options, attract the right guests, and convert those views into bookings.

Tips:

  • Focus on what makes your property unique. Is it the location? The view? A special amenity like a hot tub or rooftop deck?

  • Use descriptive and engaging language that makes your property sound inviting and exciting. For example, instead of “Modern Apartment,” you could say, “Stylish Downtown Loft with Stunning City Views.”

  • Include words that indicate value, such as “luxury,” “cozy,” or “spacious.” These words trigger an emotional response from potential guests.

Example:
“Cozy Cottage with Private Pool & Fireplace | Perfect Getaway”

2. Use Professional Photos📸

When it comes to Airbnb, your photos are everything. In fact, listings with professional photos earn 40% more than those without. Investing in great photography is crucial to showing off your space in the best light—literally.

Tips:

  • Professional Photos: Hire a professional photographer. This is not something I recommend cheeping out on. This is $100-$200 invest for endless ROI.

  • Showcase Every Angle: Include photos of every room, especially the main areas: living room, bedrooms, kitchen, and bathrooms. Guests want to know what to expect. If the quantity of photos allow, take photos of the inside of the cabinets, showers, etc.

  • Highlight Special Features: If your property has a beautiful backyard, an amazing view, or unique decor, make sure to capture those details.

  • Stage the Space: Clean and declutter before taking photos. Add small touches like neatly arranged pillows, or stylish throws to create an inviting atmosphere.

Pro Tip: Take both day and night photos to show how the space looks in different lighting.

3. Write a Compelling Description✍️

Your listing description should give potential guests a clear idea of what your property offers, but it also needs to paint a picture of what their stay will be like. This is your chance to sell the experience, not just the space.

Tips:

  • Start Strong: The first couple of sentences should highlight the most attractive aspects of your property. For example, “Relax in this stylish beachfront home with panoramic ocean views, just steps away from the sand.”

  • Focus on Key Features: Mention things like proximity to attractions, high-speed Wi-Fi for remote workers, walking score, a fully stocked kitchen, or pet-friendliness.

  • Tell a Story: Use descriptive language to help guests imagine themselves in your property. What makes it the perfect place for a family vacation, a romantic getaway, or a business trip?

  • Be Honest: Always set accurate expectations. If your space is cozy and small, highlight it as a feature for guests looking for an intimate experience, but don’t oversell.

Example:
“Wake up to ocean breezes and fall asleep to the sound of waves crashing just outside your window. Our chic, modern beach house is perfect for families or couples looking for a relaxing escape. With a fully equipped kitchen, fast Wi-Fi, and stunning sunset views from the deck, you’ll have everything you need for the perfect getaway.”

4. Offer Detailed and Transparent Amenities🅿️

The amenities you offer can be the deciding factor for many guests when choosing between listings. Make sure your amenities list is complete, detailed, and aligned with your target audience.

Tips:

  • Cover the Essentials: List everything from Wi-Fi, parking, kitchen appliances, and air conditioning to towels, shampoo, and soap. Make sure guests know what’s included.

  • Highlight Extras: If you offer anything beyond the basics—like a hot tub, Netflix, or board games—mention those too! Guests love added value.

  • Be Transparent: If there’s anything worth noting (e.g., limited parking or shared spaces), mention it in your listing. It’s better to be upfront than deal with an unhappy guest later. Trust me!

5. Set Competitive Pricing💰

Pricing can make or break a potential booking. While you don’t want to underprice your property, it’s important to be competitive in your market.

Tips:

  • Do Market Research: Check out similar listings in your area and see what they’re charging. Make sure your pricing is aligned with the value you’re offering.

  • Use Dynamic Pricing Tools: Tools like PriceLabs automatically adjust your rates based on local demand, special events, and other factors, ensuring you’re always priced competitively.

  • Offer Discounts for Longer Stays: Many guests are looking for weekly or monthly stays, especially in a post-pandemic world where remote work is more common. Offering a discount for longer stays can increase your occupancy rate.

  • Respond to Reviews: Whether a review is positive or negative, responding shows that you care about the guest experience. A simple “Thank you for your feedback!” can go a long way.

  • Fix Issues: If a guest points out something that could be improved, take action. Guests appreciate hosts who listen and make changes based on their input.
