I won’t force you to read this whole thing so let’s start with what everyone wants to know…

How Much I Made In My First Year:

From September 14th 2022, to today September 13th 2023 I’ve made $455,709.00 in revenue 🤯

That is REVENUE not profit.

This is my revenue from 2022.

This is my revenue from Jan-Dec 2023. My calculations do not include Oct-Dec revenue.

How Much Of That Is Profit?

I have profited about 40% of $455,709.00 (annual revenue). Meaning I have profited $182,283.00 🤑

How Many Units Does That Include?

My first deal in September of 2022 was a 3 unit deal, each 1 bed 1 bath apartments. Since then I have scaled to a total of 18 units. 14 apartments and 4 townhomes.

Now that all the numbers are out of the way, let’s break down the biggest things I’ve learned since starting my Airbnb business.

  1. Cleaning Teams🧼

    My business would be NOTHING without my cleaners. Since my units are all 100% remote, I am not there cleaning every unit nor would I want to even If they were in my area.

    • Over the past year I’ve gone through a handful of cleaners, to find the perfect team for me. Do not get discouraged, I just recently fired my last cleaners almost a year into this - It happens. I’ve created a system with my cleaners that works for BOTH of us. At the end of the day we are a team, the better they do at cleaning, the better my business will do which in return means more $$$ for them.

  2. Hospitality 🏡

    This may seem obviously but I have learned SO much about customer service, communication, and professionalism from this business.

    • I talk to my guests, employees, property managers, landlords, lawyers, corporate companies and more DAILY! Trust me, this will teach ya a lot haha 😅

     

  3. Reviews⭐️

    Reviews can make our break your listing!

    • When you first start any business you are focused on the money but on Airbnb this can catch up to you and hurt you in the long run, especially with the review system. Make sure to let things go and help the guests out for a great experience, especially in the beginning.

    • Airbnb takes reviews very seriously when ranking and pushing your listing. So the first 5-10 reviews need to be 5 stars for the algorithm.

419 reviews with a 4.93 star rating. Not bad for 18 properties!

  1. Softwares & Automations

    I always wondered how people did it. How do you have an Airbnb, clean or manage all the cleans, send out messages, order restock, keep track of your guests, manage pricing, market, scale, etc!

 Here are a few of my favorite softwares and automations that I use daily:

  • Hospitable

  • Discord
