After managing 48+ Airbnb arbitrage units, I’ve seen it all—successes, challenges, and mistakes that can cost you bookings or your business. Here are five mistakes new hosts often make, along with tips to avoid them to keep your business running smoothly.
1. Failing to Screen Guests Properly🧐
The Mistake: Some new hosts either skip the guest screening process entirely or aren’t thorough enough, leading to issues like property damage or problematic guests.
How to Avoid It:
Use Airbnb’s built-in tools for guest verification and always check past reviews before accepting a booking.
Check the guests ID to make sure it matches the one on file before the guest checks in.
Clearly state house rules and vet guests who send unclear or incomplete booking requests.
If you’re unsure about a potential guest, don’t hesitate to ask them a few follow-up questions before confirming their stay. This helps ensure they understand your expectations and are a good fit for your property.
2. Poor Photography and Listing Presentation📸
The Mistake: One of the most common mistakes new hosts make is uploading low-quality photos (to save money) or not highlighting the property’s key features. Without good visuals, even the best property can get overlooked. Trust me its worth the hundred or so dollars!
How to Avoid It:
Invest in professional photography with high-quality photos using good lighting and angles.
Stage your property properly before photographing it. Make sure it’s clean, well-lit, and inviting. Have the cleaners come and do a deep cleaning/stage before photos are taken.
Write a compelling description, hero photo, and title that highlights unique features, local attractions, and why your property is the perfect choice for potential guests.
3. Ignoring Local Regulations and Licensing Requirements👮
The Mistake: New hosts sometimes jump into Airbnb without checking the local laws around short-term rentals. This can result in hefty fines, legal issues, or even a forced shutdown or eviction of your listing.
How to Avoid It:
Research local regulations regarding short-term rentals, permits, and taxes in your area. Every city and state is different, and you need to ensure you're compliant.
Join local host groups or forums to stay up-to-date with any changes in laws or zoning restrictions that could impact your business.
If necessary, consult a lawyer or accountant to ensure you're operating legally and filing the appropriate taxes for your Airbnb income.
4. Not Investing in Security Measures🚨

Create a virtual guidebook. This allows you to have the most detailed and seamless check in process for guest. You can upload photos and videos, and have step by step instructions for the most seamless check-in method.
Avoiding these common mistakes will set you apart from other Airbnb host. Taking these extra steps will help you grow your business and deliver excellent guest experiences. As someone who’s managed to scale to 48+ units, I can’t emphasize enough how getting these details right will not only protect your investment but also pave the way for long-term success!
